1907 Villa Renovation Project

This once tired villa underwent an exciting transformation to meet the needs of our recently single client, who envisioned a space that was feminine, luxurious, light-filled, and ideal for entertaining. We needed to achieve a lot without exceeding the tight budget.

The project kicked off with the removal of a chimney that spanned two stories, which had previously separated the living and dining area from the kitchen and bathroom in the lean-to. This allowed us to create a more open and cohesive space, which we laid with beautiful wood parquet floors. We removed the internal walls and added supporting beams to open it up and closed in the old dining room to create the new bathroom. We leveled the piles as much as possible downstairs, some of which had rotted away, causing the upstairs to slope.

The Bathroom Oasis

The client desired a large, luxurious bathroom that could be accessed from both the living area and as an ensuite. We transformed the old dining area into a beautiful, spacious bathroom featuring:

• A luxurious bathtub for relaxing soaks
• A walk-in shower for a spa-like experience
• A chandelier adding a touch of elegance
• Ample room for comfort and lots of storage

Elegant Living & Dining Space

For the living and dining area, the client wanted a space perfect for entertaining friends while showcasing her culinary skills. Key features include:

• A clean, elegant kitchen with a large island and pressed steel splashback
• A cooker with a pop-up extractor on the island, allowing interaction while cooking
• Bifold doors opening onto a covered deck, ideal for barbecues and outdoor entertaining

Downstairs Makeover

The two-bedroom area downstairs, which included a separate living/dining space and kitchenette, was given a modern makeover to match the new elegance of the upstairs renovation.

Additional Upgrades

Throughout the six-month renovation we completed several other significant upgrades:

• New roofing and guttering to ensure durability and protection
• Fresh exterior painting to enhance curb appeal and provide a fresh, updated look
• Rewiring, replumbing, and wall insulation

This comprehensive renovation not only fulfilled the client's vision but also significantly increased the villa's functionality and aesthetic appeal. The result is a stunning home that combines luxury with practicality, perfect for both everyday living and entertaining guests. The client added over $400k in value to the property. Budget $550k including architect fees, engineering, council consents, kitchens, bathrooms x2, appliances, new parquet floors upstairs, chimney removal, plastering & painting, new roofing & guttering, scaffolding.

The work was completed in six months and within budget.
